The sub problem DCM Outdoor solves

What makes an outdoor living sub actually good to work with.

GCs don't need the best-looking outdoor kitchen bid. They need a sub who shows up when scheduled, doesn't block other trades, handles its own paperwork, communicates problems before they become schedule issues, and finishes when they said they would. DCM Outdoor is built around those priorities — not just the finished product.

What GCs tell us they've experienced

"Their crew showed up when they felt like it, blocked two other trades for three days, wouldn't return calls, and I had to babysit their entire scope to get anything done. A sub who creates more work than they do isn't a sub — they're a liability."

What DCM Outdoor delivers instead

  • Pre-construction coordination meeting with your site super — before the first day on site
  • DCM Outdoor's scope reviewed against the full project schedule to identify any sequencing conflicts before they happen
  • Daily site cleanup to GC standard — not when asked, every day as standard practice
  • Full permit package managed by DCM Outdoor: gas, electrical, structural — filed, inspected, and closed
  • Proactive communication any time DCM Outdoor's work could affect another trade or your project schedule
  • Written completion date with a financial accountability clause — DCM Outdoor's schedule is a commitment, not an estimate
How DCM Outdoor works with GCs

The DCM Outdoor sub process — built around your project schedule.

1

Pre-construction coordination meeting

Before DCM Outdoor sets foot on site, we meet with your project manager or site super to review our full scope, identify sequencing conflicts with other trades, confirm the schedule, and establish communication protocols. We want to know exactly how your job runs before we arrive — not after we've caused a problem.

2

Permit pre-application review

DCM Outdoor reviews the full permit picture for its scope before submitting anything. For a typical outdoor kitchen scope, that means gas permit, electrical permit, and building permit — all filed by DCM Outdoor, with copies of issued permits provided to your PM before work begins on each permitted scope item.

3

On-site with daily communication standard

DCM Outdoor's project manager communicates with your site super daily during active construction. Any change, discovery, or potential schedule impact is raised immediately — not at the end of the day when it's too late to adjust. DCM Outdoor crews clean their work area at the end of each day without prompting.

4

Inspection coordination and sign-off

DCM Outdoor schedules, attends, and manages all inspections for its permitted scope. Inspection records are provided to your PM in real time. DCM Outdoor does not proceed past an inspection hold point without confirmation — and does not require your team to track down inspection status.

5

Completion documentation package

At scope completion, DCM Outdoor delivers a full documentation package: permit close-outs, material specs, warranty documentation, and any HOA approval paperwork. Your project file is complete without having to chase DCM Outdoor for documents.

GC reviews

What general contractors say about DCM Outdoor as a sub.

★★★★★

"I've used DCM Outdoor on three projects as a GC. What sets them apart: they come to pre-construction, they document everything, and they've never created a problem for my other trades. The permit documentation alone saves my PM hours per project."

★★★★★

"DCM Outdoor cleaned up after themselves every single day. That sounds like a low bar but you'd be amazed how many subs can't manage it. Their crew made my site look better while they were working than most subs leave it when they're done."

GC FAQs

Does DCM Outdoor carry its own insurance or work under the GC's policy?

DCM Outdoor carries its own general liability insurance and workers' compensation coverage. We provide a Certificate of Insurance directly from our carrier — not a copy we generate — naming the GC as the certificate holder. DCM Outdoor's crews are DCM Outdoor employees or direct DCM Outdoor-managed subs, not independent workers who fall through insurance gaps.

How does DCM Outdoor handle scope changes requested by the GC or owner during construction?

Any scope change is processed through a written change order documenting the change, cost impact, and schedule impact before work proceeds. DCM Outdoor does not self-authorize scope changes or proceed on verbal instruction for changes that affect cost or timeline. Your project file stays clean.

Can DCM Outdoor work on commercial or multi-family projects as well as residential?

Yes — DCM Outdoor works on commercial and multi-family projects in addition to single-family residential. Commercial projects require a South Carolina Commercial Contractor License — DCM Outdoor holds the appropriate licensing for commercial outdoor living scope work. Contact DCM Outdoor to discuss commercial project requirements and bidding.
